Partnering conservation-minded buyers and sellers

The Teton Regional Land Trust’s Conservation Buyer Program works to find potential buyers for properties in need of protection and for properties that have already been protected through the donations of conservation easements. In both cases, potential buyers and their agents work closely with the Land Trust to discuss properties’ natural and agricultural resource values, conservation easement language, and long-term stewardship of conservation properties.

The Land Trust provides information to buyers whose intention involves conservation of the land. Our resources are limited, and we expend our efforts only with buyers interested in working with the Land Trust to protect natural and agricultural resources.

We regularly compile a Property Inventory, which consists of regional property listings with high conservation values. To view the Inventory, please use the query tool below to search our database. For additional information on the properties, please call the Land Trust or the listed realtor. The query contains information on the attributes and location of the properties. You may search using a variety of fields to find properties that meet your personal needs.

Listed Properties for Protection
Conservation buyers typically donate a conservation easement on the property within a year of their purchase. The donation of a conservation easement may provide significant income and estate tax benefits to the buyer while permanently reducing the potential for residential development on a property.

Listed Properties Previously Protected
The Teton Regional Land Trust has successfully worked with families to protect over 18,000 acres of farmland, wildlife habitat, and river corridors throughout the Upper Snake River Valley. Conservation easements do not limit the ability to sell a property, and the conservation easements transfer with the deed of the land. Properties already encumbered by conservation easements are typically less expensive than comparable properties retaining its full development rights. While buyers typically don’t receive any additional income tax benefits when acquiring a previously protected property, buyers might benefit from decreased estate taxes.
